July 2026 O‘ahu Real Estate Update: Strong Summer Sales and Faster Moving Homes

Summer is often a busy season for real estate in Hawaii, and July’s numbers show that many buyers and sellers remained active across O‘ahu. From Mililani and Kapolei to Kailua and Hawai‘i Kai, we continued to see demand for well-priced properties, while higher-end home sales helped push median prices upward. The market remains balanced in some areas and competitive in others, making it more important than ever to understand the local trends behind the headlines.

What Is Driving the Market?

One of the biggest stories this month is the strength of the single-family home market. Sales increased significantly, and many homes sold quickly while achieving full asking price. A substantial portion of the price growth appears to be driven by increased activity in above-average price ranges, particularly homes above $1.3 million. Sales between $1.3 million and $2 million jumped nearly 77%, while sales above $2 million increased more than 83% from a year ago.

At the same time, affordability remains an important part of the conversation. Nearly one-third of single-family home sales still closed below $1 million, while almost half of all condo sales closed below $500,000. That tells us buyers continue to find opportunities at a variety of price points throughout O‘ahu.

What This Means for Buyers

Buyers are still facing competition, especially in desirable neighborhoods and move-in-ready homes. The shorter market times and strong list-to-sale price ratios suggest that well-priced properties are attracting attention quickly. However, inventory remains available across many condo price ranges, giving buyers more choices and room for negotiation than we’ve seen in some previous years.

Mortgage rates remain elevated compared to historical norms, but they continue to play a smaller role than local inventory, property condition, and neighborhood demand when determining how quickly homes sell.

What This Means for Sellers

For sellers, July provided encouraging signs. Single-family homes sold quickly, and many sellers achieved or exceeded their asking prices. If you’ve been considering listing your property, today’s market is still rewarding homes that are priced appropriately and presented well.

That said, buyers remain selective. Properties that are overpriced or need significant updates may not experience the same level of demand. Strategic pricing and preparation continue to matter.

Looking Ahead

The O‘ahu market continues to show resilience as we move deeper into the second half of 2026. While inventory trends vary by property type and price point, the overall picture remains one of steady demand, particularly in the single-family segment. As always, real estate is varies on a case-by-case basis, and conditions can differ significantly between neighborhoods, communities, and property types.
